$110M Indian Creek sale next to Bezos’ property leads pending contracts

Amazon billionaire Jeff Bezos could soon have a new neighbor in Indian Creek. 

The lot next door to Bezos’ property, asking $130 million, is in contract to sell to an “international finance executive” for $110 million, the Wall Street Journal first reported

The pending sale of the site at 9 Indian Creek Island Road led last week’s Eklund-Gomes report. 

Buyers signed 19 contracts for luxury properties in Miami-Dade County between June 2 and June 8, according to the report, which tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent about 197 days on the market, on average. 

Thirty-seven luxury listings were added to the market, for a total of 1,261 listings. Luxury inventory has been falling on a weekly basis. 

The previous week, buyers signed contracts for 22 properties in Miami-Dade, asking a combined $177.2 million.

The asking dollar volume for the 12 single-family homes/lots and seven condos under contract last week totals $268 million, according to the report, which is authored by the Douglas Elliman team led by Fredrik Eklund and John Gomes.

The single-family homes that entered into contract last week had an average asking price of $17.9 million and spent an average of 198 days on the market. They totaled $214.7 million in asking dollar volume. 

Property records show SMM Sunny Holding LLC, managed by Mikhail and Mariana Peleg, owns the 1.8-acre waterfront Indian Creek lot. The lot is on the market with Ilya Reznik of the Reznik Group. 

The property previously sold in 2018 for $27.5 million. The buyer, whose identity has not been disclosed, hired Manny Varas of MV Group to build a mansion on the lot. It’s next door to Bezos’ properties at 11 and 12 Indian Creek Island Road. Bezos also owns the property at 28 Indian Creek Island Road. 

The condos that secured buyers last week had an average asking price of $7.6 million and spent 192 days on the market, on average. They totaled $53.4 million in asking dollar volume, or an average of $2,164 per square foot.

Unit 1003 in the south tower at Four Seasons Residences at the Surf Club in Surfside was the most expensive condo to go under contract. The 4,640-square-foot, four-bedroom and five-and-a-half-bathroom condo is asking $19 million with Compass agent James Hait. Property records show JJF12 LLC paid $12.1 million for the condo in 2020. 

Last week in New York, buyers signed contracts for 34 homes, according to the latest Olshan report. Their combined asking price was $292.4 million, and the typical home spent 733 days on the market.
