BEREA, Ohio – The Berea Planning Commission has approved a sign and size variance for The Landing cannabis dispensary.

The dispensary, which will provide medical and recreational cannabis, will be located at 1085 W. Bagley Road.

Drew Finkes, real estate development manager for Firelands Scientific, said the dispensary will open in early May, pending an inspection by the State of Ohio.

The state regulates the size of business signs for cannabis dispensaries. The Landing asked for a larger sign because it will be occupying three units in the building — at 1085, 1091 and 1097 W. Bagley — for a total square footage of 6,000 square feet.

Finkes said the dispensary will use only two of the units at first.

“We’ll see how it goes. We have room to expand,” he said.

The Berea location will be the sixth for The Landing. Other dispensaries are located in Cleveland, Columbus and Cincinnati. The company also operates a growing facility and a production plant in Ohio. Its offices are in Westlake.

The sign requested by The Landing Dispensary simply states its name. The size is 3.48 feet high by 15.46 feet wide and contains 53.8 square feet of display space.

Berea zoning code limits the display area to 30 square feet. The Landing requested a variance of 23.8 square feet. It will be a non-illuminated sign, as required by law.

Finkes said once the store opens, a concierge will greet customers and direct them to the proper area of the dispensary for medical or personal use. There also will be personnel on hand to explain the products available.

“We want to be good neighbors,” Finkes said.

City Council voted in July 2024 to rezone a section of Bagley Road for a cannabis dispensary. The ordinance specifies that the dispensary must be in the BR-CD commercial zoning district, which is at the western end of the city, bordering Olmsted Falls.

Earlier, council also approved an ordinance limiting the city to one dispensary. The ordinance permits a dual use medical/recreational marijuana dispensary, but bans commercial cultivation and processing.
