Brooklyn’s All-Electric Tower to be Fully Powered by Renewable Energy

Alloy Development selected Radial Power and MaxSolar to supply 100% renewable energy to 505 State St., New York City’s first all-electric residential skyscraper, the company announced on Jan. 30.
The agreement will help the tower achieve its goal of becoming the city’s first carbon-free high-rise, according to a press release.
Under two separate community solar agreements, 505 State St. will receive 900 kilowatts of solar power from Radial Power’s rooftop array at Gateway Mall in East New York. MaxSolar will provide up to 2.4 megawatts from its Old Mill solar project on a former cattle farm in Yorktown, N.Y. The 25-year agreements are within Con Edison’s territory and align with the city’s efforts to transition to a fully renewable grid.
“We are always focused on finding creative solutions to power the city’s green energy transition that complement local environmental policy,” said Alloy Vice President David McCarty. “We developed the city’s first all-electric skyscraper and passive house public schools, and a commitment to harnessing offsite solar energy is another important step the industry can take to build more sustainability.”
Alloy is the first developer to leverage a 2022 ruling by the New York City Department of Buildings under Local Law 97, which allows developers to meet carbon reduction requirements through community solar programs.
The announcement comes as 505 State St., a 44-story tower at the intersection of State Street and Flatbush Avenue, nears full occupancy. The building, which is 90% leased, is part of the Alloy Block, a mixed-use development featuring five interconnected buildings that will include residential, office, retail and cultural spaces.
Once complete, the development complex will comprise more than 1,000 residences, including 200 permanently affordable apartments, along with 60,000-square-feet of Class A office space and 50,000 square feet of retail space. It will also house New York City’s first two public schools designed to Passive House standards: a new Khalil Gibran International Academy and P.S. 146, an elementary school. Both schools opened in September for the 2024-2025 academic year.
