Downtown Damonte project resumes in Reno after resolving years of environmental delays

The long-awaited Downtown Damonte project in South Reno is back on track after years of delays, with developers resolving environmental issues that had stalled progress.

The project, located near Damonte Ranch and Steamboat Parkways, will cover approximately 30 acres and feature offices, restaurants, retail, and housing. Plans also include townhomes, park space, and seasonal community events.

“We had some environmental issues that we needed to resolve, and I’m very pleased to say those have all been taken care of and resolved in our favor,” said Perry Di Loreto, who owns the land.

Construction is already underway on infrastructure, with visible vertical construction expected by summer 2026. The original plans announced in 2022 included 150,000 square feet of office space, more than 180 hotel rooms, and up to 900 apartment units. However, the scope has been adjusted to focus on a 30-acre downtown area.

“It’ll comprise about 30 acres… about 20 acres will go for the townhome site that I was talking about. About 30 for the entire downtown Damonte…. we want to see how some of what we’re doing, how it’s accepted, how much synergy is created with that,” said Di Loreto.

Developers are also working on major projects surrounding Downtown Damonte, including Liberty Dogs, a 27-acre campus for service dogs and veterans, set to open in 2026. Another major tenant, tech firm Ridgeline, will anchor part of the project.

While developers have not disclosed specific restaurants or retail outlets, Damonte Ranch residents have expressed a desire for more shopping options and restaurants. “More restaurants… something like a BJ’s where you don’t have to wait for 45 minutes just to get a table, things like that would be great,” John Nolan said.

Di Loreto tell us the city of Reno has been supportive, and the community is eager to see progress. “It’s very satisfying. I’ve got my binoculars right here so I can keep track of everything that’s going on,” said Di Loreto.
