State approves new variance for proposed Amazon warehouse in Wawayanda
December 31, 2025
The state Department of State approved a new variance for the proposed Amazon warehouse in the town of Wawayanda.
The project has proven controversial, especially after the town board overruled the town zoning board, voting down a height variance for the 3.2 million-square-foot warehouse.
The state Department of State is now allowing Amazon to forgo several fire safety provisions, including an alternate method of fireproofing the steel frame, increasing the maximum exit distance from 250 to 400 feet and allowing a larger quantity of flammable and combustible liquids.
In exchange, Amazon will improve its sprinkler system and water supply.
The state found the changes won’t significantly affect building safety.
