Zimmel Associates secures long-term lease for cannabis-zoned industrial space in Mount Hol

, a leading commercial real estate services firm based in Edison, has brokered a long-term lease for a 95,000-square-foot industrial building at 220-224 Shreve Street in Mount Holly. The lease was finalized within 60 days of Zimmel taking over the listing, highlighting the firm’s ability to deliver results through market insight and strategic problem-solving.

The property, owned by BMB Properties and Management, LLC, had remained vacant for over nine months while listed with another brokerage company. With lower ceiling heights, limited access to major highways and a location outside traditional industrial hubs, the building posed unique leasing challenges.

After Zimmel Associates successfully handled the sale of the owner’s 100,000-square-foot facility in Branchburg, the client turned once again to David Zimmel, president of Zimmel Associates, to lease the Mount Holly site.

Recognizing untapped potential, Zimmel identified a key advantage: The property was zoned for cannabis use. Leveraging this rare zoning designation — and the building’s heavy power capacity and extensive air conditioning — Zimmel positioned the site as an ideal fit for the cannabis sector. This strategy led to a successful lease agreement with Beholy, LLC, a cannabis cultivation company.
